Most homes in Austin and the surrounding suburbs are built on a concrete slab. That single fact changes almost every decision about hardwood flooring — which products are viable, how they get attached, and what has to happen before installation day.

Homeowners are often told simply that “you can’t put hardwood on concrete,” which is not accurate. What is accurate is that hardwood over slab is a different installation with different requirements, and skipping those requirements is the most common cause of failed wood floors in this region.

Concrete Is Never as Dry as It Looks

A slab that feels bone dry can still be transmitting significant moisture vapor. Concrete is porous, ground moisture moves upward through it continuously, and slabs release moisture from the original mix for a very long time after pour.

Wood responds to that moisture by expanding. Over a slab without proper protection, the results follow a predictable sequence: cupping where board edges rise above the centers, then gaps or buckling, then adhesive failure and hollow-sounding boards. This can take months to appear, which is why the cause is often misidentified as a plumbing leak or a product defect.

This is why testing is not optional. Two industry-standard methods exist. Calcium chloride testing measures vapor emission at the surface. In-situ relative humidity probes, drilled into the slab and read after equilibration, measure moisture within the slab itself and are the more reliable method — they are what most manufacturers now specify.

Ask any installer what test they will run and what reading the adhesive or product requires. An installer who does not test is transferring the risk to you, and product warranties routinely require documented moisture readings.

Post-Tension Slabs Change the Rules

Here is the detail that catches people out locally: a large share of Central Texas slabs are post-tensioned, with high-tension steel cables running through the concrete.

You cannot drill, nail, or mechanically fasten into a post-tension slab. Cutting a tensioned cable is dangerous and structurally serious, and repairs are expensive. That rules out nailing down a plywood subfloor, and it rules out any installation method depending on fasteners into the concrete.

If you are unsure whether your slab is post-tensioned, look for a warning plate in the garage or at the slab edge — builders are generally required to mark them. When in doubt, assume it is and proceed accordingly. In practice this means glue-down or floating installation, both of which work well when done correctly.

Which Products Actually Work Over Slab

Engineered hardwood is the standard answer, and for good reason. Its cross-layered construction is dimensionally stable, meaning it expands and contracts far less than solid wood with moisture and temperature swings. It can be glued directly to a prepared slab or floated over an underlayment, and quality engineered flooring with a thick wear layer is real hardwood on the surface — the same species, the same appearance, the same refinishing potential. Solid hardwood direct to slab is generally not recommended. Solid boards move too much with moisture for a direct-glue application over concrete, and industry guidance consistently steers away from it.

Solid over a built-up subfloor is possible: a plywood layer is installed over the slab, with a vapor retarder beneath, and solid hardwood is fastened into the plywood. It works, but on a post-tension slab that plywood cannot be mechanically anchored, and the assembly raises floor height by roughly three-quarters of an inch — which affects door clearances, appliance heights, cabinet toe kicks, and transitions to adjoining rooms. It also costs meaningfully more.

Glue-Down or Floating?

Once engineered flooring over slab is the direction, one more decision remains.

Glue-down bonds each board to the slab with flooring adhesive. It feels solid and quiet underfoot, closest to a nailed floor, and it eliminates the hollow sound floating floors can produce. Modern urethane adhesives frequently carry moisture-control properties, so the adhesive and the vapor barrier become one step. The trade-offs are cost, a slab that must be genuinely flat, and a more involved removal later.

Floating installs boards locked to each other but not fixed to the slab, over a thin underlayment. It is faster, more forgiving of minor slab imperfection, and easier to remove. It tolerates slightly wider flatness variation. The trade-offs are acoustics — floating floors can sound hollow without good underlayment — and the need for expansion space at every perimeter and vertical obstruction, which means proper transitions at doorways and larger areas sometimes requiring intermediate expansion joints.

For most Austin homes, glue-down engineered over a properly prepared and tested slab produces the best long-term result. Floating makes sense on tighter budgets, over radiant heat in some cases, and where the slab cannot practically be brought to glue-down flatness.

Slab Preparation Is Most of the Job

Flatness. Glue-down installation requires a flat slab, commonly specified as within about three-sixteenths of an inch over ten feet. Slabs are rarely delivered that flat. High spots get ground down, low spots filled with cementitious leveling compound. Skipping this produces hollow spots that eventually crack loose and telegraph as squeaks or springiness.

Cleanliness and contaminants. Adhesive will not bond through curing compounds, sealers, old adhesive residue, paint overspray, or drywall dust. Grinding or shot blasting is often required.

Moisture mitigation. Where readings exceed what the product allows, the remedy is a moisture barrier — either a roll-applied or trowel-applied membrane, or a urethane adhesive with vapor-retarding properties built in. This adds cost and it is not the place to economize.

Cracks. Non-structural cracks are filled and treated. Active or structural cracking is a different problem entirely and needs assessment before any flooring goes down.

Conditions Inside the House Matter Too

Wood flooring is designed to live within a fairly normal indoor range — broadly, relative humidity somewhere in the thirty to fifty percent band, at normal living temperatures.

That has practical implications in Central Texas. HVAC should be running and the house at normal living conditions before delivery, during acclimation, and after installation. A house that sits closed up and unconditioned through an Austin August is not a stable environment for a new wood floor, which is a real consideration on new construction and remodels where the owner has not moved in yet.

Signs of a Slab Installation Going Wrong

Because moisture problems develop slowly, knowing the early indicators is worth something.

Cupping — board edges sitting higher than the centers — is the classic moisture signature and means the underside is wetter than the top. Crowning is the reverse and sometimes appears when a cupped floor is sanded flat before it dries out. Hollow or popping sounds underfoot on a glued floor suggest adhesive release. Boards separating at the ends or lifting at a perimeter point toward expansion with nowhere to go. A musty smell near the floor is worth investigating promptly.

Timing is informative. Problems appearing within the first few months usually trace to installation — inadequate testing, poor prep, or wrong adhesive. Problems appearing years later more often trace to a change in conditions, such as a plumbing leak, a failed HVAC system, or drainage sending water against the foundation.

Either way, the useful move is to have it looked at while the affected area is small.

Questions to Ask Before You Hire

  • What moisture test will you run, and what reading does the product require?
  • Is the slab post-tensioned, and how does that affect the method?
  • How will you address flatness, and is leveling included or excluded?
  • Is moisture mitigation in the quote, or an allowance, or excluded?
  • Which adhesive, and does it carry a moisture warranty?
  • What will the finished floor height be, and how do transitions and door clearances get handled?

A quote that says only “glue down engineered hardwood” at a square-foot price is not comparable to one that specifies testing, prep, and mitigation. The difference between them is usually the difference between a floor that lasts and one that fails in year three.

Hardwood over slab is entirely achievable and extremely common in Austin. It simply has to be approached as a moisture-control project as much as a flooring one.
